The apartments in the 'Calderón transaction' will not be less than €4,500 per square meter

There are no dates and no official data, but everything seems to indicate that apartments will indeed be built. To find out the price of the future homes on the land of the 'Calderón transaction' logically means that Atlético de Madrid and the Council must first reach an agreement on the land and know when this will take place.

Therefore, if this agreement were to be reached today and the homes could be built, the price per square meter of these houses in the area would not be less than €4,500.

Logical urban planning would indicate that the precise place of the Vicente Calderón, if it is eventually demolished, should be occupied by free spaces and gardens that are in line with the works that will cover the M-30 and revive the Manzanares river.

Whereas, it is on the lands currently occupied by the ancient Mahou beer factory, which are also included in the same transaction, where building seems to be a much better idea. The architect Ginés Garrido was the first to point out, with his project M-Río, that there must be integrated building possibilities on these lands and they must be far enough away from the Manzanares river.
“It will be very difficult for an apartment in this area to be less than €450,000. We are talking about a house with a built-up surface area of 100 m2, with a parking space, lumber room and common areas on a new estate”, confirms José Luis Rodríguez, delegate for the Central Area of “Foro Consultores”. This will happen providing they start the building work for the apartments by the end of 2007.

“Covering the M-30 means eliminating a very significant environmental impact and this will benefit the homes on both sides of the river”, adds José Luis Rodríguez.
